The “Sunset” Premium: Why Backyard Direction Matters When Buying a Douglas County Home
The “Sunset” Premium: Why Backyard Direction Matters When Buying a Douglas County Home
- When buyers search for a home in Douglas County, Colorado, they usually focus on location, square footage, lot size, schools, and price.
But there's another detail that can completely change how a property feels:
Which direction does the backyard face?
- In many parts of Castle Rock, Parker, Castle Pines, Franktown, and surrounding Douglas County, a backyard with western or southwestern exposure can provide incredible Front Range and sunset views.
- For buyers who dream about sitting on the back deck and watching the sun disappear behind the Rocky Mountains, the orientation of the home can matter almost as much as the house itself.
Why Southwest-Facing Backyards Are So Popular
- Colorado sunsets can be spectacular, especially when you have an unobstructed view toward the Front Range.
A backyard oriented toward the west or southwest may offer better opportunities to enjoy:
- Rocky Mountain views
- Colorado sunsets
- Evening sunlight
- Outdoor entertaining
- Golden-hour views from inside the home
But orientation alone doesn't guarantee a view. Elevation, neighboring homes, trees, open space, topography, and future development all matter.
The View Can Change the Entire Home
- Imagine two nearly identical homes in the same neighborhood.
- One backs toward another row of houses.
- The other backs toward open space with mountain views and glowing Colorado sunsets.
- Even if the floor plans are identical, buyers may respond very differently to the two properties.
- That's why view lots in Douglas County can command significant attention when they hit the market.
Castle Rock Is Known for Incredible Views
- One reason buyers love Castle Rock real estate is the terrain.
Rolling hills and changing elevations create opportunities for homes to overlook:
- The Front Range
- Open space
- Castle Rock itself
- Pikes Peak
- Neighborhood valleys
- Colorado sunsets
Certain lots can feel dramatically different simply because of their elevation and orientation.
Castle Pines Offers Another Level of Views
- In Castle Pines, elevated neighborhoods and mature landscapes can create impressive western views.
- Buyers searching for luxury homes in Douglas County frequently prioritize views, particularly when the property includes large windows, covered decks, patios, or outdoor entertaining spaces designed to take advantage of them.
- For luxury buyers, the view isn't just a bonus.
- It can be part of the reason they purchase the home.
What About Parker?
- Parker generally sits farther east than Castle Rock and Castle Pines, which can create beautiful opportunities to look west toward the mountains.
- Depending on the neighborhood and lot position, buyers may find homes with expansive Front Range views.
This is especially true in areas with:
- Larger lots
- Open space
- Elevated terrain
- Acreage
- Fewer homes directly behind the property
- Southwest Exposure Isn't Perfect for Everyone
There is a tradeoff.
Western and southwestern exposure can mean more afternoon heat during the summer.
Large west-facing windows may increase solar heat gain, and uncovered patios can become hot during late summer afternoons.
Features that can help include:
- ✔ Covered patios
- ✔ Retractable shades
- ✔ Mature trees
- ✔ Window treatments
- ✔ Energy-efficient windows
- ✔ Outdoor pergolas
So while a southwest-facing backyard can be fantastic for views, buyers should consider how the outdoor space will actually be used.
Colorado Snow Makes Direction Important Too
- Sun exposure can also affect snow and ice.
- Areas receiving more direct sunlight may melt snow faster than heavily shaded portions of a property.
- However, driveway orientation, rooflines, landscaping, elevation, and surrounding structures all influence snow accumulation and melting.
- When buying a Colorado home, I recommend paying attention to the entire property's sun exposure—not just the backyard.
Elbert County Can Have Even Bigger Views
- If mountain views are high on your wish list, don't overlook Elbert County real estate.
- Properties in Elizabeth, Kiowa, and surrounding acreage areas can offer incredible western views because there are often fewer buildings obstructing the horizon.
- Some acreage properties provide views stretching from Pikes Peak across the Front Range.
- Combine that with several acres and a quiet evening, and the sunset can become one of the property's best features.
Sellers: Your Backyard Orientation Is a Marketing Feature
- If you're selling a Douglas County or Elbert County home with a great western or southwestern view, it should be intentionally marketed.
Don't simply write:
- “Mountain views.”
- Show buyers what that actually means.
Professional photography should capture:
- Sunset from the deck
- Mountain views from inside
- Outdoor entertaining areas
- Evening lighting
- Open space behind the home
Video can be even more effective because it helps buyers experience the property rather than simply look at it.
Golden-Hour Photography Matters
- One mistake sellers sometimes make is photographing a view property at the wrong time of day.
- If the backyard's biggest feature is the sunset, photograph it during sunset.
- A beautiful golden-hour photo can communicate something a daytime photo simply can't.
- The goal is to help buyers imagine themselves sitting there at the end of the day.
Buyers Should Think About Future Development
- A mountain view today doesn't always guarantee a mountain view forever.
Before paying a premium for a view, buyers should investigate:
- What land is behind the property?
- Is it designated open space?
- Is future development planned?
- Could another home eventually be built there?
- Are there vacant lots nearby?
A permanently protected open-space view can be very different from a view across undeveloped private land.
Does a Mountain View Increase Home Value?
- It can.
But there isn't a universal percentage that applies to every property.
The value depends on:
- Quality of the view
- Whether it's protected
- Neighborhood
- Price point
- Lot size
- Home condition
- Buyer demand
An unobstructed panoramic mountain view may influence value considerably more than a small mountain glimpse from an upstairs bedroom.
Why This Matters in Douglas County Real Estate
- When buying a home, you're not just purchasing bedrooms and bathrooms.
- You're buying the lot, setting, orientation, and lifestyle too.
- Those are things you generally can't change later.
- You can remodel a kitchen.
- You can replace flooring.
- You can finish a basement.
- You can't rotate the house or move the mountains.
That's why I encourage buyers to pay attention to the property itself—not just what's inside it.
A west- or southwest-facing backyard in Douglas County can be a major lifestyle feature, particularly when the property has unobstructed mountain and sunset views.
- It isn't automatically better for every buyer, and southwest exposure doesn't guarantee a premium. But when the orientation, elevation, open space, and views all come together, it can create the kind of Colorado backyard buyers remember.
- If mountain views are important to you, tell your Realtor early in the search.
- Because sometimes the best feature of the house isn't inside the house at all.
